Three owners. One phone number. Since 1969.
All-Air opened in downtown Lodi in May 1969, when founder Dick Neuman ran his grand-opening ad in the Lodi paper. When Dick retired in 1988, his daughter Sandy and her husband Rick Schultz took over and carried it for 23 years. Since 2011 it’s been mine — same name, same phone number the Neuman family once answered at home. The whole story, receipts and all, is on our history page.
Hi, I’m Kevin Gutierrez. I’ve owned All-Air since 2011 — the third owner since Dick Neuman founded the company in 1969, and the first from outside the founding family.
I trained at Lodi’s Hartsog Trade School, then came up through commercial refrigeration all over Northern California — ice machines were my specialty. I came back to houses because I wanted to work where I lived. I brought my building-science training from the PG&E and BPI programs with me: ducts, airflow, pressure, and equipment as one system.
I don’t run every call today, but the techs in the field have the backing of an owner who knows the trade. Recently a tech wanted to put in a four-ton system instead of a five because the house couldn’t pull enough air back to the unit. We got on a video call together and found where to add a return vent instead.

Our Mission
I want two things out of every job: your house comfortable, and your money spent well. So we tell you the truth about what it needs — and what it doesn’t. If a repair solves the problem, we say so, even when a replacement would be the bigger ticket. And every option we quote comes in writing, with the exact price, before any work starts.
What We Offer

What Makes Us Different
My whole philosophy on running a shop: make your people as good as possible. Train them past where they need to be. A few techs I trained went out and started their own companies — and I don’t mind. If they become competitors, compete with them and win.
We’ve taken care of thousands of Central Valley homes from two locations — Lodi and Livermore. On your job, you’ll meet some of the most-thanked names in our 500+ Google reviews — guys like Ray, Jordan, Vinh, Hugo, and Robert. On the phones: Jackie, Richard, and Charlot. Nobody at All-Air works a seasonal job. I keep the schedule full straight through the quiet months. And everyone who enters your home is background-checked and drug-tested first.
One more thing people are surprised by: the software we run this company on — the scheduling, the estimates, the texts you get from us — I built it myself, and I still work on it every week. Same reason I learned this trade from the bottom: I want to know how every part of the company works. When something’s not right for a customer, we don’t file a ticket with a vendor and wait. We fix it.
Same goes for this website and our ads — no marketing agency writes them. The stories on this site are mine, told the way they happened. Even the founding year: when we say the name’s been on the door since 1969, it’s because we went back through the old Lodi newspapers to prove it.
Proof, not promises
In 2024, HGTV’s Celebrity IOU featured our crew’s duct-sealing work, done with Aeroseal. In 2017, the News-Sentinel covered the heating system we gave the Lodi House Thrift Store. Most weeks nothing that exciting happens. The proof is just this: a 4.9-star rating across 500+ Google reviews, a BBB A+, four Lennox Centurion Awards — and the same name on the door for 57 years.
